Generally speaking, the landlord is responsible for major repairs to the rental property resulting from wear and tear or specific defects. Any smaller repairs or maintenance are performed at the tenant’s expense.
Heating system
For heating, follow standard Belgian guidelines: keep temperature under 25°C, set to around 12°C when leaving, avoid opening windows with heating on, maintain minimum 10°C in winter.
Extractor hood
It is important to clean the filter of the extractor hood every two months. All you need to do is to remove it and wash it with hot water and washing-up liquid.
Oven
For a conventional and fairly clean oven, simply use bicarbonate of soda sprayed with white wine vinegar. Sponge off the residue for a good-as-new oven.
Wall
You are advised not to make any holes in the walls without the landlord’s permission.
Wood flooring

Bins
Your building as a dedicated collection area. For buildings without a dedicated bin collection area, place bins in front of your front door. Each district has designated days for bin collection; ask neighbors for details.
Double-flow ventilation system
Regular maintenance of ventilation systems, like double flow CMV, is crucial. Tenants must upkeep it to avoid malfunctions. A well-maintained CMV purifies indoor air without compromising insulation and can enhance winter comfort.
